How much could you charge to rent out a double room with own bathroom?

I am going to be buying a 3Bed house this summer- probably a new build. I want to rent out the 2nd room to help with mortgage to begin with. What reasonable to charge for a modern double room, furnished, with the use of the main bathroom (as ill have en-suite). Would it be about right to charge £400/month for room, council tax and bills all-in. This is in Milton Keynes.

1. look in the paper, or talk to a realtor to have them find the market rental pricing in your area
2. try www.spareroom.com they should have some similar properties there.
3. Don't know about MK but it seems expensive. I live in a major city and the going rate would be £250-300.
