what's the lastest fashion for bathrooms?
I'm thinking of completely renovating by main bathroom so it will add as much value to the house as possible if I ever wany to sell it. What are some features / colours I shoud be thinking of? i'm not into really modern decor and the room isn't very big, certainly not enough space for a tub and shower. any ideas?? thanks

- what sells is a huge or huge looking bathroom. If you don't have space for a tub and shower then there's no use worrying about this bathroom at all. If it has no tub or shower then it's called a "half-bath" in real estate terms. The people buying the home will add a room for a bathroom if they like. If your place has only a half-bath then advertise it as a mother-in-law suite. Actually what you're saying is that it's good for an elder person. They will have someone widen the doors to accommodate a wheelchair. Some elders don't use a tub or shower but they like a larger sink low enough for them to use by themselves or nowadays there is a shower stall one can install that is a walk-in for elders (has a small step and then you close the door to it prior to showering). Their son or grandson will make that addition for them so don't worry. Make sure your kitchen is up-to-date though (nice formica or slate, place for microwave, good lighting, flat new rug and make sure the electrical is up to code.
- It is a half bath then. For selling purposes, stick with neutral shades. Wall painted in an off white or beige shade. The basic white for toilet & sink. Same with basic wood browns for sink cabinet (prefer light shade of stain for a small room). Floor also should be neutral shade and of the lighter color. If have silver faucets, use silver towel rack. Should have a medicine cabinet above the sink.
