Renovation cost : The new 3rm flat converted from 5rm (Sengkang)?

What is the esitmated cost for doing the kitchen, bedroom, living room? Can it be done less than $8K to 10K? Kitchen cabinets n sink, divider between living room n kitchen, do laundry area in kitchen (maybe just add a retractable door), one simple (2 doors)built-in wardrobe each room and a simple/plain tv console, lighting for all area. Using good n lasting materials. Any contractors/design companies to recommend?

2. Likely not. Specify location for company recommendations. Get a few estimates locally and don't use the company that is the cheapest without checking multiple references. Normally the price that is in the middle of the range is a good one to trust.
3. I was looking for contractor to renovate my 3 room flat as well. From the items you listed, I don't think you can find any contractor. Just built-in wardrobe alone, it's about S$180 per sqaure feet, it will probably cost you more than 2k if you want it on each room. If you can find one. please let me know.
