remodel my house, any help would be appreciated?

we just bought a house that we plan on living in for at least the next 5-7 years. it has 1660 sq ft. main floor has kitchen 12x11, dinning room 12x12 living room 16x14 master 19x10 and another bedroom 12x10 and a small bathroom and long hallway. upstairs has loft area 26x14 and 2 bedrooms 13x11 and a half bath. what i was wondering is we watch that HGTV all the time. we were thinking about knocking down the wall between the 2 downstairs bedrooms and making the master larger and adding another large master bathroom so we would have a master suite. that would still leave us with 3 beds and 2.5 baths. i want to know if that will increase the value of my home going from a 4 bed 1.5 bath, another problem is we are the largest house in the area right now. there was an upstairs added, all the other houses are smaller 1 story prolly 1000 sq ft homes. other houses around are going for 70-80k we bought ours for 110k. would it be worth doing this remodel???

1. it is your house, you are going to live there. as far as resale you still have 3 bed and 2.5 bath the most in demand home for resale. master suites are a big plus these days. in 5-7 years good chance the neighbors will do some improvements and their values should increase as well. the changes you write about should help your value without making your house seem out of place. do you intend to do it yourself? if you are going to pay to have this done then you may be wasting your money. the value of the neighborhood may never go up as much as you would need to just break even.
